The team is run by Bradly Ward from our offices at 6 London Street where we have invested, improved and attained a very good name for managing blocks sympathetically and caringly. We manage all kinds of blocks from new purpose built ones to the grand London terraces of the 1900's. Our staff are all very experienced in the complex field of Block Management, and as a result we have grown steadily over the years because of our service and skills. There certainly are synergies between the Block Management and the residential management, but the two departments are separate geographically and financially, and they will only help not hinder one another. Gordon & Co have managed blocks since 1948 and are proud to be still be doing so under a private independent company.
Our clients are various freeholders, management companies, house builders, and individuals ranging from just three lessees, up to 400 or more. We believe in a long term relationship with our clients and an understanding of their requirements.
All blocks are different and therefore we adapt our role and fees to suit the needs and input of each client. With the latest block and estate management software package, we can deliver all the important financial data quickly, correctly and efficiently.

| The freeholders are ultimately the owners of the land that the building or estate is situated on, who then will be able to appoint a managing agent on their behalf to look after the running of the property. They will receive a ground rent from any residential or commercial lessees as set out in the respective leases, which will be collected by Gordon & Co and either held for them or passed on to them. Under the Leasehold reform and Urban development Act 1993, the lessees are now able to serve notice to purchase the freehold from the ultimate freeholder for an agreed sum.  | If the freehold is owned by the lessees then in the majority of cases a Limited Liability Management Company will be set up by the lessees in order to then appoint the relevant directors, and in turn choose a managing agent to run block or estate on their behalf. Each lessee will normally acquire a share of the freehold , which will be passed on to each subsequent purchaser if any units are sold. | |

| Right to manage companies allow flat owners to take over the responsibility of managing their own building or estate. If you live in a building where the freehold is not already jointly owned by you and your fellow leaseholders, you can now take advantage of the new rights under the Commonhold and Leasehold reform Act 2002. The right is available, whether the landlord's management has been good, bad or indifferent and is exercised by the service of a formal notice on the landlord. After a set period of time, the management transfers to the RTM company ( Right to Manage company ) which has been set up by the leaseholders. There are important issues to consider and a substantial amount of work to be done before service of the notice, if the takeover of management is to be successful. A residents association is a group of people on an estate or in a block who decide to come together to improve and maintain their property better and more efficiantly than the freeholder. this could be a mutual arrangement and gives the owners a better say in how things are run and means they can work together to find solutions to problems affecting their particular area or estate. Some of the aspects of involvement would be repairs, building works, security, social activities and even management and maintenance charges for leaseholders. The Association would have a separate bank account with owners being asked for a 'maintenance fee' for such works and involvement. | |

As with many things in life, preparation and planning is the key; development and block management need just that. Gordon & Co have links with developers and house builders, who we help and advise from the initial planning stages, through to the setting up of the management company and invoicing the first service charges demands.
If you are a developer who will be wanting an estate/block manager, it is advisable to appoint one at inception of the development, as architects and councils do not really consider the implications of ‘managing’ what they draw or allow. For instance aspects like;

where the utility meters should be located for easy reading |

position of the bin stores, as different councils have different policies on what is an acceptable distance for their operatives to collect from. |

where the parking lights and switches should go |

access required for cleaning of common part windows |

These are a few of the things that should be considered pre building . When developments start being sold Gordon & Co will liaise with the solicitors as to pro-rata insurance charges, service charges and ground rent that will need to be charged by the developer to the purchaser.
A financial year end date will be decided and Gordon & Co will draw up an initial budget for the developer to agree, including the service charge apportionments according to the lease can be worked out and subsequently billed to the purchasers.
On an ongoing basis Gordon & Co will set up all the maintenance contracts already discussed and carry out any necessary assessments.
The continuation of the managing agent through theses stages is vital as the many questions asked by the new lessees will be easier to answer and rectify.
