Letting fees information

BEFORE YOU MOVE IN: 

Tenant Set up fee:

£270.00 (inc VAT) for one tenant

Referencing one tenant (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement

Additional Tenant Fee:

£90.00 (inc VAT) per tenant

Processing the application, associated paperwork and referencing

Guarantor Fee:

£90.00 (inc VAT) per guarantor (if required)

Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement

 

Pet Deposit Returnable additional Security Deposit which is normally the equivalent of 2 weeks rental

This covers the added risk of property damage. This will be protected with your security deposit in a government authorised scheme and may be returned at the end of the tenancy

DURING YOUR TENANCY: 

Tenancy Name Fee:

£390.00 (inc VAT)

Contract negotiation, amending terms and updating your tenancy agreement during your tenancy. This includes preparation of the Tenancy Agreement and supporting documents

Tenant Renewal Fee:

£150.00 (inc VAT)

Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

ENDING YOUR TENANCY: 

Tenant Check Out Fee:

£150.00 (inc VAT)

Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s)

Future Landlord Reference Fee:

£18.00(inc VAT) per reference request

Collating information and preparing a reference for a future landlord or letting agent

Unpaid Rent / Returned Payments Interest at 3% above Bank of England Base Rate from date due

End of Tenancy Charges (if required) 10% or £30.00 including VAT ( which ever is the greater) for any breaches of Tenancy whereby Gordon & Co have to arrange any repairs or remedial works following the check out.

LANDLORDS: 

Landlord Setup Fee:

£210.00 (inc VAT)

Agree the market rent and find a tenant in accordance with the landlord guidelines. Carry out accompanied viewings, advise on refurbishment, provide guidance on compliance with statutory provisions and letting consents. Market the property and advertise on relevant portals. Advise on non-resident tax status and HMRC (if relevant)

Landlord New Inventory & Check:

£270.00 (inc VAT) 

An inventory and schedule of condition is essential prior to the re let or management of your premises, in order to reduce the risk of a dispute arising in respect of the security deposit ("Deposit"), whether they are let on a furnished or unfurnished basis.

Deposit Registration Fee:

£18.00 (inc VAT)

Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme. Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of the start of the tenancy.

Landlord Renewal Fee:

£120.00 (inc VAT) 

Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

Landlord Check Out Fee:

£150.00 (inc VAT)

Agree with tenant the check out date and time and instruct inventory provider to attend. Negotiate with landlord and tenant any disbursement of the security deposit (Full Management Service ONLY). Return deposit as agreed to relevant parties. Remit any disputed amount to the Scheme for final adjudication and unprotect security deposit once agreed. Instruct contractors; obtain quotes and organise repairs/replacement/cost of any broken or missing items (Full Management Service ONLY).
