Found within the London Borough of Croydon and only 6.7 miles south of Charing Cross, Norbury is both one of the best located and affordable areas of London. Norbury, like nearby Croydon and Streatham, started out as a small village on the London to Brighton Way Roman road and became immensely popular with traders travelling the south coast as a stopover for the night. Consequently, agriculture became one of the area’s key industries, with farmers from the surrounding countryside visiting frequently to sell their produce to passing customers. These days, Norbury is a popular residential area with retail and leisure being two of the key industries – a result of London County Council’s decision to make the town one of its first “Out-County” estates and build 500 new homes between 1906 and 1910.

Although shopping options are more limited than in other areas of London, there are plenty of High Street names and nearby Croydon more than makes up for any shortfall. New developments such as Streatham Hub, Saffron Square and the huge one billion pound Westfield/Hammerson shopping centre Croydon Development are also creating a real buzz in the area.

Norbury tends to be very reasonably priced – especially for a London borough – with Norbury estate agents able to offer properties at around half the price paid within the City. The prospect of picking up a large home for under £1 million is something of a rarity in London, but every so often this is exactly what can be found in this outlying town.
Much of the property in Norbury consists of stunning period homes or converted apartments which retain charming classical features, late Victorian, post-railway terraces and semis. Developers are now seeing the benefits of Norbury’s location. In Tylecroft Road, you can find bright and airy, three storey new build townhouses with excellent family accommodation in a safe, gated development.
As Norbury is such a family orientated area, there is a great selection of schools to choose from. In terms of primary education, St James the Great Roman Catholic Primary and Nursery School is the strongest performing school in the area, having received an “Outstanding” ranking by Ofsted during the last inspection. There are also five secondary schools to choose from, the majority of which have been ranked as “Good” by Ofsted and several of which offer state tuition. Parents can use the excellent transport links in the area to source other means of education should their child wish to specialise in disciplines such as business, theatre studies or music.
Since the opening of Norbury Railway Station in 1878, trains have proven massively beneficial to the town as it is a hugely popular commuter area. Direct services run to Croydon, London Bridge and London Victoria – the latter of which operate every 10 to 15 minutes, with the journey taking just 20. Additionally, there are rumours of plans in place to extend the tram system from Croydon, which would add a further option for commuters heading into the City.
