How has Elephant & Castle become one of the trendiest places to live in London?

Despite bordering some of London’s most prime real estate and popular destinations, until recently Elephant & Castle has been looked on with a combination of derision and disinterest. Borough, with its famous food market, is just up the road while the gleaming buildings of London Bridge, More London and the South Bank have seen new developments springing up over the last few decades, including the iconic Shard building. As London Bridge and Borough have modernised Elephant and Castle has sat nearby falling into obscurity with nothing to recommend it aside from its central location and transport links.

Elephant & Castle can no longer be overlooked. Over £4bn is being invested in the area as part of a regeneration strategy which has already started to move Elephant & Castle up the trendiness scale. Gone are the brown tinged tower blocks of the 1970s. Now as you reach the heart of Elephant & Castle you are met by apartment buildings towering overhead, new public open spaces and, for now, a fair few cranes. To ensure that the local flavour and nature of Elephant & Castle’s cultural melting pot has been retained, the approach to regeneration has meant that instead of courting high street names, independent businesses, cafes, and shops have been encouraged to set up in the area. As a result, Elephant & Castle has retained much of its local character and diversity. The ‘new’ Elephant & Castle has been designed as a 24-hour destination, with new streets and courtyards open around the clock and restaurants, bars and shops being encouraged to follow suit.

So, what’s new in Elephant & Castle that is making it one of London’s trendiest places to live?


The old-fashioned Elephant & Castle shopping centre has recently been razed to the ground and will be redeveloped as part of a pedestrianised town centre, but the new shopping area centred around Castle Square and Ash Avenue are already popular with locals.

Elephant Park provides an exciting arcade of shops and eateries with street food outlets, start-ups, and a range of independent stores. As you enter Elephant Park you are met by a stimulating array of smells with the merging scents of cuisines from all over the world.

Elephant Arcade now houses many of the long-term traders from the original Elephant & Castle shopping centre, retaining much of the areas local flavour, and providing a focus on boutique local products and business. It’s also home to Black Cowboy Coffee which offers some of the best coffee in town and Mr Juice for a more health-conscious option.


The London College of Communication with be relocating within Elephant & Castle in 2026 to a new modern building which will integrate public facing buildings for their exhibitions and shows. London South Bank University also plans to redevelop part of its Newington campus providing a new teaching space, a performing arts centre, exhibition space, landscaped public areas and a new library and resource centre. The arts centre and exhibition spaces will bring new cultural offerings to residents of Elephant & Castle.

Parks & Open Spaces

Elephant Park is the first new park in London in several years and adds a new green space to the area. The Park has become a centre for events and activities with regular fitness activities, art events and more. A new natural play area, Elephant Springs, opened this summer and provides water fountains and springs for people to play in. A large pavilion in the southwest corner of the park is due to open this summer and will offer food and drink kiosks and a function room. The Living Room @ Sayer Street is a further open seating area, perfect for enjoying some of the street food from the range of outlets or just a catch up with friends.

Burgess Park has also been regenerated during the past 10 years with an £8million transformation. The park is now at the heart of the local community and also has a new adventure playground, BMX tracks and a fantastic range of sports facilities as well as providing nature filled open green space.


The Castle Centre is a brand-new leisure centre that opened in 2016 after a £20m regeneration and now offers state of the art fitness facilities, swimming pools, a cycle studio, café and a spa. It’s one of Elephant & Castles most popular leisure destinations and there are even free gym and swim sessions for Southwark residents at certain times through the week. Gymbox, Fight City Gym and MoreYoga are also available as alternative fitness options with a different vibe.

There are plans to convert the old Walworth town hall into a new arts venue opening onto the new Walworth Square as part of the regeneration programme. The ruin will be rebuilt and turned into flexible workspaces as well as providing events, art, performance and community meeting spaces. It is expected to complete in 2023.
