The Buying Agent

Gordon & Co understand that searching for property in London is time-consuming, stressful and costly, which is why we have put together a Buying Agent service for our clients.

What is a buying agent?

Buyers’ agents exclusively act on behalf of a property buyer and who assists the client during the entire purchasing process; from sourcing the properties to negotiating the best possible price and completing the acquisition.

How we work

  1. During an initial meeting, our buying agent will help you work through your requirements.

  2. Your agent will use our relationships with developers, private vendors and property professionals to find your potential properties. We carry out due diligence and provide you with market intelligence so that you are aware of the price, local market knowledge and previous sold prices on the street.

  3. Once we have undertaken our initial selection process, one of our team members will accompany you on a viewing tour so we can identify which property, location and price point are of interest.

  4. When in a position to do so, our team will negotiate the price of the property on your behalf to get the best price and terms agreed.

  5. Upon successfully securing your property, we will be involved in the conveyancing with the solicitors to ensure the property proceeds to exchange and completion quickly.

  6. If you need, we can recommend solicitors, surveyors and mortgage advisors as part of the package. For our Buy-to-Let investment clients, we can find tenants at the right rent to maximise your return on investment.

  7. Once the property buying process is complete, we are always available to offer advice as property consultants on future decisions.

  8. We provide a range of services to support you through the next steps, including:
  • resales 
  • property management
  • property refurbishment and renovation.

How much will it cost?

We charge 1.5% + VAT of the purchase price or 10%, if greater, of the saving negotiated between the documented asking price and the final purchase price. We charge an initial £750.00 + VAT startup fee, deductible from the success fee.
